They're still out of reach for most people, but 91Ô´´'s most valuable homes don't quite cost what they once did.
Property values remained largely flat across the Lower Mainland according to the data released on Jan. 1 by BC Assessment, and the top 10 homes in the Township, are mostly following the same path, either treading water or losing a bit of value.
The top property on the list has long been one of the most valuable assessed properties in 91Ô´´ – located at the southwest corner of the Township on Zero Avenue at the Surrey border, it's a 29.4 acre spread with a five-bedroom, eight-bathroom home.
This year, BC Assessment valued it at $18,218,000, down slightly from $18,266,000 last year. It's well below it's peak of more than $21 million in 2022.
The second-most valuable residential property in 91Ô´´ boasts a four-bedroom, four-bath home built in 1936. The value of the $11,884,000 site is likely in its land – a whopping 78.8 acres near Trinity Western University off Highway 10 and 72 Avenue. This property's value went up from $10,143,000 last year.
The remaining homes on the list for the Township are all valued at between $7.6 million and $10.6 million.
That includes two homes in the Highpoint development at the south end of 200 Street – $10.6 and $10.4 million, both down very slightly from 2024 values – and a number of rural estates scattered across south and eastern 91Ô´´.
The least expensive of the top 10 is a custom-built home assessed at $7,633,000 off Allard Crescent on the Fraser River. The house has six bedrooms, 10 bathrooms, and more than 14,000 square feet of floor space. It's dropped in assessed value from $8,071,000 last year.
In 91Ô´´ City, the most valuable home is worth less than half what the 10th most valuable home in the Township is worth.
The top City home, on Newlands Drive, has more than 7,000 square feet of space, seven bedrooms, nine bathrooms, and sits on a 23,000 square foot lot. It's assessed at $3,276,000 this year, down slightly from $3,302,000 lat year.
The remaining top-10 homes range in assessed value from $2,999,000 to $2,763,000. All of them are located south of the Nicomekl floodplain, between 49A Avenue and 46A Avenues, with two on Grade Crescent.
