91原创 Township council is considering a rezoning that would allow 509 apartments and 99 townhouses in a major new development on the Willoughby slope.

At the council's last meeting in September, they passed the first and second readings of the rezoning bylaws unanimously. The project requires further votes before it will have final approval.

If it gets the green light, the 91原创 Properties project will cover 11.47 acres (4.64 hectares) of land in the 20600 blocks of 67 and 68 Avenue, just to the west of the Willoughby Connector.

The project would include five six-storey mixed-use buildings, a four-storey residential building, the townhouses, and 10,000 square feet of commercial space.

The site is currently designated for a mixture of single-family, townhouses, apartments, and mixed use.

The neighbourhood plan for the area calls for residential, multi-family homes, and local commercial uses.

A staff report noted that the development meets the goal of having increased density around local commercial nodes.

The developer has asked for an amendment to the neighbourhood plan to allow increases in density, and to allow for buildings as tall as six storeys.

The project will be back before the Township council at a future meeting, after a public hearing.
